How do I apply for a property?

    Step 1: First, find a property or properties you believe would be suitable by going to Properties for Lease.

    Step 2: When you find the right property, organise a viewing with the agent. You’ll find a link on the Tenant Portal (coming soon).

    Step 3: Make sure you are happy with the property conditions, price and location.

    Step 4: Ask the agent for the application form and check list of any documents you will need.

    Step 5: The agent will assess your application.

    Step 6: The agent will submit your application to the landlord for final approval.

What happens once I am approved?

    Step 1: One of our property managers or one of our partner property managers will be in touch with you.

    Step 2: The property manager will make you a formal offer.
  • 3
    Step 3: You and your property manager can decide on the date you begin your lease of the property.

    Step 4: You might need to pay a deposit of one week’s rent to hold the property for you. If you have to pay a deposit, you won’t get your money back if you decide you no longer need the property.

    Step 5: You receive a property condition report that outlines any defects before you move in and sign the lease on your property (a Residential Tenancy Agreement – see below).

    Step 6: You will need to pay a rental bond of 4 or 6 weeks’ rent. This is a legal requirement and the money is held in trust by NSW Fair Trading.

    Fair Trading holds this money as security for any repairs or cleaning that needs to be done or for any rent you owe when you leave the property.

    Step 7: You receive the keys and any information you need, like who to call regarding your phone, electricity and gas connections, after-hours emergencies and so on.

About your Residential Tenancy Agreement

Your new property manager will prepare and give you your Residential Tenancy Agreement. The agreement will include important details including tenant names, weekly rent amounts, lease terms and issues like approval to keep a pet (if necessary). The agreement is an important document, and you need to read it carefully, so you understand everything before you sign it.

If your application is successful, the lease agreement you sign will be a legally binding document.

If you decide to end the agreement early, you might need to pay a termination fee.

Property Condition Report

A Property Condition Report will tell you about the property condition at the time your tenancy commences. Your property manager will give you a copy and you must check your property against the list and either agree or disagree or add things you find that are damaged. If you don’t do this, you will be responsible for any issues that aren’t listed on the report when you end your lease. You should return this document to your property manager within seven (7) days.


IMPORTANT: If any damage happens during your tenancy, please let your property manager know as soon as possible.
